“What Buyers & Sellers Are Most Nervous About Right Now”

Whether you’re thinking about buying a home or selling one right now, you’re probably feeling it — that knot in your stomach. And you’re not alone. Nearly two-thirds of buyers — 64% — worry that if home prices keep climbing, they’ll be forced to delay buying altogether. And almost the same number, 66%, are concerned a recession could impact their ability to buy, whether that’s job security or tighter lending.

On top of that, mortgage rates are sitting around 6.5%, and global volatility, tariff uncertainty, and a difficult job market are all weighing on consumers and keeping rates elevated.

Here’s the thing though — housing inventory is up roughly 20% compared to this time last year. That means buyers can actually take a breath before making one of the largest financial decisions of their lives. You can tour a home twice, sleep on it, and ask questions — without fearing someone else will swoop in while you deliberate.

2. Now for sellers — and honestly, their anxiety is just as real.

The biggest emotional fear for sellers right now isn’t just about price — it’s the feeling that they missed the peak. Even when their equity position is strong, sellers fear leaving money on the table compared to neighbors who sold at the top.

Then there’s the “what’s next” problem. Many sellers want to move but feel uncertain about timing and giving up their low mortgage rate. Others fear getting stuck between homes — juggling two transactions at once.

And broader economic headlines — recession talk, interest rate changes, rising insurance costs — have left many households feeling frozen.

The fix? Honest pricing is what this market rewards right now. Accuracy wins; optimism doesn’t. The national median days on market is now 66 to 70 days, so your home needs to earn attention rather than passively receive it.

So here’s the bottom line: 86% of buyers and sellers still think 2026 is a good time to make a move — but 93% expect financial challenges along the way. The nerves make sense. But fear without a plan just keeps you stuck.
